More than 100 years ago The Times (2nd April 1902) took an interest in the new Peabody Buildings in Rosendale Road, Herne Hill. It noted both the scale and the novelty of the project which, if completed, would have created a new town of 5,000 people housed in 48 blocks surrounded by a perimeter of cottages.

However, only 12 blocks, the ones still standing today, were built at the time, along with 150 cottages. The Peabody Hill development came much later, in the 1970s.

The Herne Hill project also resolved another problem. Working class Londoners needed to live close to their work or at least have affordable transport. Not until the railway companies provided a network of cheap workmen's trains' in the last decades of the Nineteenth Century was this viable. In 1902, within a short walk, tenants could travel from Herne Hill to Victoria or to the City for 2 day return. We think of commuters today as office workers but, in 1902, central London, including the City, was teeming with factories, workshops and warehouses as well as commerce, retail and finance.
